What else should you be prepared for?

  • Be prepared to complete a Seller's Property Information Report          on your home. This will help provide prospective buyers detailed information about your home, it's systems, maintenance and any other relevant facts you about the home.
  • Expect that most buyers will request a Home Inspection. Read this great article on "The 10 Most Common Home Inspection Problems".REALTOR® Magazine Online, 2016   If you know you have issues, get them addressed now.
  • If you have a private septic system, consider having your system inspected in advance of the sale, it could save you thousands of dollars later.  Read more here why sellers should have a septic inspection up front.

  • ​If your home was built prior to 1978, you will be required to complete a Lead Paint Disclosure.  Learn more about Lead Hazards in Housing.
  • If your home lies within a flood zone, a prospective buyer that requires a mortgage will be required to get flood insurance.  Visit FloodSmart.gov to better understand how this could impact the transaction.
